A cost-plus fixed fee contract is sometimes confused with a guaranteed maximum price that’s in a design-build contract. It’s important for property owners and developers to know that while the cost-plus fixed fee is set at the start of the contract, it is not a guaranteed maximum price. Any change orders and other requested construction modifications that were not part of the original contract could result in additional costs and fees.  A good example of this is when changes are added later in the contract. In this case, these additional costs and fees will be added to the original contract when incurred.
